How you report a repair matters. Always do it in writing so you have evidence. This is crucial if you need to take further action later.
Why Written Reports Matter
- Creates a dated record proving your landlord knew about the problem
- Essential evidence if you need to involve the council
- Required if you later make a legal claim for housing disrepair
- Shows you've acted reasonably as a tenant
What to Include in Your Report
- Date you're writing
- Your name and address
- Clear description of the problem
- When you first noticed it
- Any photos (attached or mentioned)
- How it's affecting you or your household
- Request for repairs within a reasonable timeframe
Keeping Records
Keep a log of all repair issues. Note dates you reported them, any responses, when contractors visited, and whether work was completed. Take photos throughout.
Send emails to yourself copying all correspondence. This creates a timestamped backup you can access from anywhere.
